COMMUNITY MANAGER/REGIONAL
OVERVIEW
The AMC/IGC Community Manager is responsible for servicing, maintaining, and managing multi-family residential communities to maximize company income, profit, and hospitality. This role assists AMC/IGC in achieving its investment objectives by delivering high-quality, hospitable community management services. The Community Manager is expected to make recommendations to improve profitability and productivity while fostering a positive community environment.
DUTIES AND RESPONSIBILITIES
The following duties and responsibilities are essential to the role. Other duties may be assigned as needed.
- Demonstrate genuine hospitality and respect to all community residents, recognizing them as invaluable customers who contribute 100% of the community's income.
- Adhere to the "Golden Rule" in all daily interactions with residents, team members, and independent contractors. Honor all promises made to residents, team members, and contractors. Lead by example in daily operations and interactions.
- Execute the AMC/IGC Lease Renewal Policy, aiming to renew 65% or more of monthly leases. Achieve and maintain 96% economic occupancy or better. Implement the AMC/IGC Rent Collection Policy. Apply the AMC/IGC Expense Management Policy.
- Enforce the AMC/IGC Vacant Apartment Turnover Procedure with all community team members. Support the AMC/IGC Curb Appeal Policy.
- Complete and update all required information/data in AppFolio property management software as assigned. Monitor and update all Maintenance required information/data in AppFolio as needed. Respond to information requests in a timely manner.
- Understand and execute all policies related to properties, owners, and residents. Respond appropriately to all actions influencing managed properties. Foster good resident relations through prompt and complete responses to resident concerns.
- Maintain accountability to owners, governing agencies, and state regulations. Conduct inspections of properties, including building interiors/exteriors, systems, and rentable spaces. Ensure compliance with all governing regulations, codes, laws, and local authorities.
- Participate with Community Maintenance Supervisor in schedules for major and long-term physical improvements, including preventive maintenance. Keep owners informed of significant operational issues and deviations from plans in a timely manner.
- Establish performance goals for personnel, promoting teamwork aligned with management objectives. Provide support to on-site personnel responsible for daily property operations
- Perform other related duties as assigned.
SUPERVISORY RESPONSIBILITIES
- Manages subordinate supervisors and on-site team members.
- Responsible for the overall direction, coordination, and evaluation of units.
- Carries out supervisory duties in accordance with organizational policies and applicable laws, directing work, appraising performance, reviewing, disciplining, addressing complaints, and resolving problems.

The Regional Community Manager usually presides over two or more communities and has the following additional duties and responsibilities for all communities in their region.
- Guide and cultivate managerial responsibilities to any Community Manager or Assistant Manager in their region.
- Serves as a measure of accountability for all aspects of community management and outside contractor performance, including vacancy.
- Has a direct role in suggesting, reviewing, and collaborating with maintenance personnel on capital expense projects within their region.
- Acts as liaison for conflict resolution with community team members in the region, or between residents and community team members in their region if necessary.
- Should play a role in the hiring or termination of all team members in their region.
ASSISTANT COMMUNITY MANAGER
OVERVIEW
The Assistant Community Manager supports the Community Manager in servicing, maintaining, and managing residential communities to maximize AMC/IGC income, profit, and hospitality. This role focuses on assisting in achieving investment objectives through high-quality, hospitable community management services. The Assistant Community Manager is encouraged to provide recommendations for improving profitability and productivity while fostering positive resident relations and operational efficiency.
DUTIES AND RESPONSIBILITIES
- Demonstrate genuine hospitality and respect to all community residents, recognizing them as invaluable customers who contribute 100% of the community's income.
- Adhere to the "Golden Rule" in all dealings with residents, co-workers, and independent contractors.
- Honor all promises made to residents, team members, and contractors; follow through diligently and reschedule commitments with appropriate notice if necessary. Lead by example in daily operations and interactions.
- Assist the Community Manager in achieving Andover Management/In Good Company's Leasing Performance Objective of 96% economic occupancy or better on a consistent basis. Provide administrative support to the Community Manager in executing AMC/IGC Lease Renewal Policy. Provide operational support to on-site personnel responsible for day-to-day community management.
- Support the Community Manager in enforcing Andover Management/In Good Company's Vacant Apartment Turnover Procedure with all community personnel. Implement and support Andover Management/In Good Company's Curb Appeal Policy to ensure the community is presented hospitably.
- Aid in implementing Andover Management/In Good Company's Rent Collection Policy, with a focus on maximizing collections starting on the first of the month and continuing daily, including communication with residents beginning on the 4th.
- Support the Community Manager in adhering to Andover Management/In Good Company's Expense Management Policy. Inspect properties, building interiors/exteriors, systems, and rentable spaces.
- Understand and execute all policies related to communities, owners, and residents. Respond appropriately to all actions that involve or influence managed properties. Maintain accountability to owners, governing agencies, and state regulations.
- Schedule resident move-outs, conduct inspections, obtain forwarding addresses, and take move-out photos (within 24-48 hours) if the Community Manager is unavailable.
- Complete and update all required Leasing information/data in AppFolio property management software as assigned.
- Perform other related duties as assigned.
QUALIFICATIONS

EDUCATION AND EXPERIENCE

COMMUNITY MAINTENANCE SUPERVISOR/REGIONAL
OVERVIEW
The AMC/IGC Maintenance Supervisor is responsible for overseeing the maintenance team and executing all maintenance activities at their prospective community. This role ensures high-quality resident service, efficient property upkeep, and compliance with safety and regulatory standards. The supervisor leads by example, fostering a culture of hospitality, respect, and accountability while managing resources to maintain the community’s value and appeal.
DUTIES AND RESPONSIBILITIES
The following duties and responsibilities are essential to the role. Other duties may be assigned as needed.
- Demonstrate genuine hospitality and respect toward residents, recognizing them as invaluable customers who contribute 100% of the community's revenue.
- Implement and enforce standardized procedures for vacant apartment turnovers, ensuring all units are prepared within 15 days of vacancy with meticulous attention to detail, making them appear "never lived in." Ensure maintenance technicians complete turnover procedures and maintain high standards of quality. Adhere to expense management policies, treating community funds with the same care as personal finances to stay within budgeted parameters.
- Adhere to the "Golden Rule" by treating residents, team members, and contractors with the respect and courtesy you would expect. Honor commitments to residents, team members, and contractors. Lead by example in all daily operations, promoting a positive and professional work environment.
- Provide same-day or 24-hour service resolution to resident requests, demonstrating urgency and respect. Delegate service requests and instructions to maintenance staff efficiently and in a timely manner. Resolve job-related problems or escalate to management as needed. Respond to resident inquiries about maintenance jobs professionally.
- Enforce excellent curb appeal standards, requiring resort-like groundskeeping and immaculate cleanliness from team members and contractors. Coordinate contractor scheduling with the Community Manager. Supervise independent contractors on-site, holding them to the same standards of conduct and hospitality as IGC team members.
- Perform various maintenance and repair tasks efficiently, including plumbing, electrical, HVAC, carpentry, and appliance repairs. Contact external vendors for issues beyond internal capabilities. Keep the maintenance shop neat, clean, and organized. Return tools and unused supplies to the maintenance area at the end of each day. Order new equipment or arrange repairs, as necessary. Maintain inventory of equipment, tools, and supplies. Operate and maintain equipment and tools safely and effectively.
- Responsible for scheduling appropriate personnel for off-hour emergency calls.
- Generate and execute a preventative maintenance plan and schedule.
- Complete and update all required information/data in AppFolio property management software as assigned.

EDUCATION AND EXPERIENCE
High school diploma or GED required; 2-4 years of related maintenance experience and/or training, or an equivalent combination of education and experience. Preference for 3+ years in multifamily property maintenance, with supervisory experience.
SUPERVISORY RESPONSIBILITIES
Directly supervises maintenance staff. Responsible for the overall direction, coordination, and evaluation of the team. Carries out supervisory duties in accordance with organizational policies and applicable laws, including training employees, planning, assigning, and directing work; reviewing performance; rewarding and disciplining employees; addressing complaints; and resolving problems.
CERITIFICATES AND LICENSES
Valid driver's license required. EPA Certification (Minimum Type II) preferred; Certified Pool/Spa Operator (CPO) certification preferred or must be willing to test for and obtain CPO certification if the property includes pools.
EQUIPMENT
Must own personal tools for professional maintenance tasks, such as electrical equipment, saws, torches, and other hand/power tools. AMC/IGC provides additional specialized equipment as needed.

COMMUNITY MAINTENANCE TECHNICIAN – ASST SUPERVISOR/LEAD
OVERVIEW
The Maintenance Technician is responsible for performing routine and preventive maintenance, repairs, and upkeep duties for residential buildings and grounds to ensure structural integrity, safety, and resident satisfaction. This role emphasizes exceptional customer service, adherence to AMC/IGC policies, and a commitment to maintaining high standards of hospitality and curb appeal in apartment communities.
DUTIES AND RESPONSIBILITIES
The following duties are essential to the role. Other responsibilities may be assigned as needed:
- Demonstrate genuine hospitality and respect toward residents, recognizing them as valued customers who contribute to the community's success.
- Adhere to the "Golden Rule" by treating everyone—residents, team members, and contractors— with the respect you would expect.
- Collaborate with team members across communities, providing assistance when requested to foster a unified team environment.
- Honor commitments to residents, team members, and contractors.
- Implement and support vacant unit turnover procedures, preparing apartments within 15 days of vacancy to a "like-new" condition with meticulous attention to detail.
- Provide prompt maintenance service, aiming for same-day resolution or within 24 hours, to show respect and urgency toward residents. Wearing shoe protection and removing hats during in-unit work orders is highly encouraged to show respect to our residents. Serve as a liaison between residents and management to resolve issues and implement solutions.
- Uphold excellent curb appeal standards by maintaining resort-style grounds, including immaculate landscaping, snow removal (edge-to-edge on sidewalks), and debris clearance.
- Complete minor repairs in painting, plumbing, electrical wiring, carpentry, and related activities using hand tools. Notify management promptly of needs for major repairs. Repair minor issues in building structures, including roofs, ceilings, walls, floors, basements, and mechanical components.
- Maintain building interiors through painting, cleaning, and other upkeep tasks as required. Perform regular maintenance on laundry rooms and common areas, including trash removal, vacuuming, washing, and sweeping.
- Comply with all company policies, procedures, and safety regulations, including immediate reporting of health or safety concerns. Ensure compliance with updated safety protocols, including hazardous material handling and abatement. Identify and report hazardous or unusual situations to management immediately to preserve building integrity and safety.
- Ensure equipment, supplies, and company vehicles are kept in good working order. Deliver or pick up supplies as needed.
- Handle seasonal duties such as snow removal, lawn mowing, shrub trimming, and flower bed cultivation.
- Participate in on-call rotations for emergency cell phone coverage as per property policy.
- Utilize digital work order systems for tracking service requests and maintenance logs
